PURPOSE:
To approve a Ground Lease Agreement with Partnership for Economic Development, Inc., for placement of a refuse enclosure.
BACKGROUND:
The Partnership for Economic Development (PED) desires to lease from the City approximately 84 square feet of open space adjacent to the City-owned parking lot on 2160 Mesquite Avenue, as shown on Exhibit A, for the placement of a refuse enclosure.
The property may only be used for the placement of a refuse enclosure. No excavation other than for refuse enclosure activities will be performed on the property.
The proposed Ground Lease Agreement has a term of ten (10) years.

FISCAL IMPACT:
Current rent is calculated as $42.00 per year, which will adjust based on the increase in the Consumer Price Index commencing on the fifth year of the Agreement and every five (5) years thereafter as long as the Agreement is not terminated.
