PURPOSE:
To dedicate a 16-foot landscape easement to accommodate proposed landscaping and a block wall on a City-owned property at the northeast corner of London Bridge Road and Sailing Hawks Drive, as shown on the attached Exhibit A.
BACKGROUND:
The subject property is a City-owned parcel that is home to a sewer lift station. The property abuts The Coves at Sailing Hawks subdivision that is under construction. The subdivision developer is asking for dedication of the 16-foot landscape easement to provide landscaping and a block wall to enhance the entrance to the new subdivision. The developer/HOA is fully responsible for all future maintenance of landscaping, irrigation, and block wall placed on the dedicated easement.
The Lake Havasu City Public Works Department participated in the review and approval of the dedication of the proposed easement.

FISCAL IMPACT:
Improvements to property will likely increase the assessed valuation of the new subdivision, and the City will receive additional property tax revenue.
