PURPOSE:
To adopt an ordinance to rezone the property at 850 London Bridge Road, APN 115-07-078A from A-P (Agriculture Preservation District) to LI (Light Industrial District).
BACKGROUND:
The property is located at the corner of Dover Avenue and London Bridge Road. This rezoning request only applies to the .52-acre parcel at the corner. The 7.5-acre portion of the property is already zoned LI. The subject parcel was combined with the adjacent 7.5-acre parcel to become an open storage area in front of the storage buildings to the rear. The entire property is developed as a commercial storage complex. In order to fully develop the subject property by adding a new building, it must be rezoned to Light Industrial to match the rest of the site.
The General Plan designates the property as Resort Related. This classification is appropriate for areas of service, commercial, and retail uses such as boat sales, rentals and repair, as well as hotels, motels, and restaurants. Land uses are intended to serve and support the tourism-oriented resort industry. A continuation of the storage project on the adjacent parcel would be supported as an appropriate use of the property.
The Commission recommended approval with a vote of 7-0.
