PURPOSE:
To consider a Development Agreement for Island View Estates Subdivision with J & S, LLC, regarding private roadways and drainage for the development.
BACKGROUND:
The property known as Island View Estates Subdivision is located at 380 Beachcomber Boulevard, includes approximately 18 acres, and is zoned Residential Estate Planned Development. The site consists of 41 residential estate lots and Parcels A, B, and C. The development will be served with public wastewater, public water, private roadways and private drainage.
Because the development will be served by private roadways and drainage, the developer must enter into a development agreement to address responsibilities associated with the installation and maintenance of these facilities. The Development Agreement includes the developer’s responsibilities to install and maintain the private roadways and drainage.
The developer will forego financial assurance for the installation of public improvements, choosing instead to complete all required improvements prior to final plat approval. Upon satisfactory installation, subsequent acceptance by the City and approval of this development agreement, the plat will be signed and recorded.
